HARRY POTTER would love this home as it previously was called 38 1/2 Irwin Street! Nestled sweetly in between & tucked behind two houses, (36 and 40 Irwin Street), it will surprise you that there is actually a public city lane (all grassed) that leads to this home. Like many of the original homes in Nanaimo, it doesn't exactly meet the current set backs, so if you decided to demolished it instead of renovating, your footprint would need to be smaller. Last year, oh so sadly, a plumbing pipe burst on the top floor so an insurance company gutted the entire inside. A structural engineer advised that all bones seem to be there; with the exception that she recommended that the addition (behind the inside stairs) be removed. No guarantees here, as you must do your own investigations with the city, so it will be sold "as is". Remediation work was done by "Onside" and any and all reports and information I could find, will be attached on the documents file. Videos attached.
