Looking for a waterfront home with great exposure on Mid-Vancouver Island? You’ve come to the right place. Here are the things you need to consider when looking for a home with great exposure.

What is great exposure?


I define great exposure as a South or West facing waterfront property in order to maximize sunlight and be able to watch the sunset every evening. I love a good exposure and totally I find more often than not, my clients want that too!


The way this part of the island faces, we face east, so we just don’t always get the sunsets or sometimes not even the all day sun depending on where you are. Of course there’s some nuances: the island isn’t straight, it ebbs and flows. I’m always explaining to my clients that it isn’t as simple as “I want west facing” or “I want south facing” when you’re looking in Qualicum to Nanaimo. This is why as you’re assessing homes on the market online or from a distance you’ll want to refer to a local specialist!

What’s an example of a neighbourhood on Mid-Vancouver Island with great exposure?

Check out this map of Nanoose Bay. Nanoose Bay is a great example of a beautiful area that has several peninsulas (some call them fingers) that jet out from the island. This allows you to obtain other exposures than east facing. As you can see, some time and care is needed to explore the individual home and its location to determine if it’s perfect for you. This quest for great exposure is one of my favourite parts of representing waterfront buyers on Mid-Vancouver Island.

 

There are other workarounds such as the Ladysmith Peninsula where you can drive around and be west facing. Ladysmith Peninsula is really beautiful. Like many of my favorite neighborhoods on the island, it’s a wonderful secret spot and I don’t think a lot of people know about it. It is there, hard to find but working with a local can help you find it.
