Hilliers Real Estate

Hilliers is a smaller community, and experiences a slower real estate market in comparison to larger communities or Vancouver Island cities. Despite this, Hilliers attracts very specific types of buyers who are in search of a rural property with ample space. 

The Hilliers market comprises single-family homes and ranchers, as well as farms and vacant land. However, lots typically have additional buildings, which range from sheds and barns to income properties. As a result, this community appeals to both multiple families/people and those interested in a property with rental income potential. 

Homes for sale in Hilliers are overwhelming single-storey constructions (true of the additional buildings, too), built in rancher or cottage styles. Some communities, such as the manufactured home community of Casablanca Park, have certain restrictions. Popular features for properties in Hilliers include carports, additional buildings and garages, large front and back yards, and RV pads.

Hilliers Lifestyle

Like the neighbouring communities of Coombs and Whiskey Creek, Highway 4 is the main road in Hilliers, which also connects residents to parks and cities around the island. Because of this, shops and restaurants (overwhelmingly local) are pretty much exclusively located on this road, with exceptions being area farms and some industrial companies. 

The community of Hilliers is home to a fire station (servicing both Hilliers and Coombs), an antique store, two garden centers, and other small businesses. Those who call Hilliers home typically have to travel outside of the community for necessities. Coombs, a tourist destination, has a wider range of amenities, from cafes and restaurants to the market and novelty stores. 

Qualicum Beach is about a 10-minute drive from Hilliers, and offers large chain stores and grocers, as well as events and entertainment in its charming downtown area. Parksville is a little bit further away, at about a 15-minute drive east, but has even more selection. Plus, both of these destinations have beaches for exploring.

Top Hilliers Highlights & Amenities

As Hilliers is mostly rural, the area is exceptional for outdoor activities, seeing many summer vacationers and campers roll through the community. Homes in Hilliers are equipped with space for camper vans and RVs, and are typically surrounded by nature—such as the tall, mature trees and rolling hills that the area is so well-known for.

Residents of Hilliers enjoy hiking and scenic walks, camping, fishing, and boating in the warmer months. Dudley Marsh is one of the community's hidden secrets, with a little forest trail that ends in a beautiful lookout point over the marshland. To the west is one of the area's main attractions, Little Qualicum Falls Provincial Park. At over a thousand acres in size, this gorgeous park features a stunning waterfall, as well as hiking trails and a campground. 

To the south is Cameron Lake, another major attraction, although many simply choose to treat the eastern end as a picnic/rest stop before continuing on to the western end. Here, visitors will find MacMillan Provincial Park, which is famed for its old-growth Douglas Fir trees and walking trails through the forest. Englishman River Falls Provincial Park is another highlight. Located in Errington, this area has two main waterfalls, expansive hiking trails, and a campground.

Q: What is Hamilton Marsh?

A: Hamilton Marsh is a large protected area in the north end of Hilliers. It features an easy walking trail with a lookout point, and is home to an abundance of wildlife.

Q: Is it easy to get to Mount Arrowsmith from Hilliers?

A: Mount Arrowsmith Massif Regional Park is about a 40-minute drive south of Hillers. Take Highway 4 south past Cameron Lake and MacMillan Provincial Park, then go south on Loon Lake Main, continuing down Cameron Main, both of which are logging roads. There is no parking lot, but there are designated roadside spots instead. You can also continue down Highway 4 to Port Alberni.

Q: Does Hilliers host the Fall Fair?

A: Hilliers hosted the Fall Fair from 1913 to 1923. It then moved to its permanent location in Coombs.
