There are only a few condo complexes in the community of Chemainus, though all of them are found within a few minutes of the waterfront and of the village's amenities. One of the most popular buildings is within the subdivision of Stuart Channel Estates, at 9876 Esplanade Street. This 55+ condo is particularly desirable because many of the units have views of the ocean. Lockwood Villa, on 3040 Pine Street, is another recognizable complex, known for its quiet residents. Pine Street in and of itself has a number of small complexes. Units for sale across Chemainus range in size, though apartments do not exceed 1,000 square feet. One bedroom, one bathroom, and two bedrooms, two bathrooms are the standard apartment variations, which means options for a range of lifestyles.

The community isn't large, but most who want to visit the Chemainus center have to take a car to get there. There is, however, plenty of parking, and the few blocks that do make up the downtown are easily walkable, with residents and visitors enjoying the beauty of the famous murals as they venture out. The center of Chemainus stretches from Croft Street in the east to Chemainus Road in the west.

Residents of apartments close to the waterfront, such as those who live in Stuart Channel Estates, are just a short walk away from amenities such as the ferry, as well as shops and restaurants. Other buildings, such as Ashley Court, are located further west: a walkable distance from amenities such as Chemaninus Secondary School, the shops and restaurants at Chemainus Village Square, the Cowichan Valley trailhead, and a number of bus stops for ease of transit.
